     Comprehensive Home Inspections

    Pre-purchase

    • A pre-purchase home inspection gives you a chance to determine the true value and condition of the house. This includes structural soundness, the condition of mechanical systems, and more. Any problems the house has will be brought to the attention of everyone involved before closing on a sale.

    Pre-listing

    • A pre-listing inspection is exactly what it sounds like: Before you officially list your home for sale, a professional home inspector examines your property to identify any potential repairs that need to be made.

    Condo

    • A condo home inspection is a process in which you hire a certified home inspector to assess the health a condo unit. The inspector visits the property and identifies any current or developing problems.

    11-Month Warranty (New Build)

    • New Home Warranty Inspections are a type of inspection that is done on newly built homes that still have existing warranty coverage on them. Most of our home-owners use these inspections as a way to maximize their new home warranty coverage and ensure that everything is okay and built as it should be.

    General Maintenance Inspection 

    • A maintenance inspection is essentially the same as a standard house inspection, but the inspection is done for the current owner. Most of these homeowners have been in their homes for over five years, and they may or may not have had their home inspected at the time they purchased it.                       

     Most inspections start at the roof and evaluate not only the roof surface, but also the chimney, the ventilation system, the electrical service entrance, the plumbing stack, and any other systems or components located on the roof.

    Our next step is to inspect the exterior of the home. We use a macro and micro approach to look at both the big picture and all the details.

    We then move inside the house, and starting at the bottom, work our way up through the home into the attic. While inside, we address such things as the structure, the heating and cooling systems, the electrical and plumbing systems, the interior finishes, the insulation and ventilation, and accessories such as fireplaces.

    Our evaluation is then communicated through a detailed inspection report, which includes descriptions of all the systems in the home, as well as any recommended improvements. This will help you prioritize the improvements and develop a blueprint for your future in the home.
